The full renovation plan.

The room-by-room scope, build order, known prices and unanswered cost questions—without the private notes or editing tools.

Completed 19 August 2026

The first physical milestone is documented.

The ceiling and room clear-out is complete at an actual ฿5,500. The photos establish the post-work condition; they do not certify the exposed electrical services, framing, substrate or roof.

Next dry-space action

Turn the existing Bar frame into storage.

The overall L-shape is recorded: 235 × 63 cm at the sink, 270 × 57 cm at the computer, approximately 100 cm high and 333 cm wall to wall. The fabricator still verifies each bay, service obstruction and support span before cutting.

Permanent Gym direction

Dark, minimal and built around open movement.

These three owner-supplied concepts now lead the Gym brief. They communicate atmosphere, storage strategy and a possible frosted-glass rear-projection surface—not room dimensions, approved equipment quantities, an AV specification or construction readiness.

Leading mirror-wall direction for the Hang Hound Permanent Gym

Frosted-glass rear-projection direction for the Hang Hound Permanent Gym
Frosted-glass rear-projection directionThe third concept gives guided workouts an architectural screen. It remains a feasibility study until the actual glass, rear throw space, ambient light, projector brightness, power/data, ventilation and service access pass an on-site test.

The release sequence

Start work without paying twice.

Dry spaces can progress while roof pricing is underway. Water-vulnerable ceilings, lighting, furniture and electronics wait for the appropriate protection test.

01

Do first

Dry and safe

Temporary protection, a complete roof-and-drainage solution, water testing and an electrical inspection protect every later finish.

02

Can move in parallel

Dry guest spaces

Measure and price the Glass Room, behind-bar storage and movable lawn seating while the roof package is being resolved.

03

Release after testing

Permanent finishes

Complete the DJ corner and gym finishes only after affected areas stay dry and their electrical routes have passed inspection.

Detailed scope

Seven packages, clearly separated.

Each package shows the present basis and the gaps that must remain visible until measured or quoted.

01Dry & safe

Roof and drainage

฿130k–฿200k planning range

The first contractor package

The roof has leaked for roughly a year and there are currently no roof drains or gutters. The damaged ceiling and room clear-out was completed on 19 August 2026 for an actual ฿5,500; the newly exposed services, framing and substrate still require inspection, and permanent finishes remain blocked until the water path is solved.

What is in the package

  • Use large tarps as temporary protection if the permanent system cannot begin immediately.
  • Preserve the completed clear-out record and inspect the exposed electrical services, lightweight grid/framing and roof underside before paint or new ceiling/lighting work.
  • Specify one complete waterproofing system rather than isolated crack repairs.
  • Add gutters and downpipes: front run drains to the building right; side run drains to the rear behind the kitchen.
  • Confirm safe discharge points and complete a documented water test before vulnerable finishes begin.

Known numbers and open pricing

  • Completed enabling work: ceiling and room clear-out, actual ฿5,500 with two dated post-work photos.
  • A contractor discussed roof tiling over about 150 m² and quoted about ฿20,000 for labor, but the crack/leak guarantee remains unclear.
  • Tarp material and installation, gutters, downpipes, waterproofing materials, access and warranty still need comparable measured quotes.
02Dry & safe

Electrical and media

฿20k labor plan + materials

High priority after leak control

Water has affected ceilings and may have affected outlets, junctions and lighting. The venue also needs clean routes for future media, DJ, smart control and service access.

What is in the package

  • Inspect the main panel and map affected circuits before re-energizing or closing ceilings.
  • Test outlets, junctions and lighting in the gym, sauna, bathroom and DJ zones.
  • Repair unsafe wiring, grounding and exposed or loose connections.
  • Install separate, accessible pathways for power, lighting, media and future smart-control cabling while ceilings are open.
  • Include dedicated DJ power, future PA power, lighting groups, sign power and concealed service routes.

Known numbers and open pricing

  • The electrician indicated roughly ฿500–฿1,000 labor per outlet or junction.
  • The ฿20,000 figure is a labor planning basis—not a complete electrical quote.
  • Endpoint count, damaged circuits, fixtures, breakers, conduit, cabling and other materials still require inspection and pricing.
03Parallel dry-space work

Glass Room

฿27.5k–฿54k currently counted

Two-couch benchmark added; finish package incomplete

The Glass Room can become a small, intentional lounge. It is less affected by the main roof leaks, but its envelope and ceiling still need checking before furniture arrives.

What is in the package

  • Add sealant along the bases of two glass walls, each approximately 2 m long.
  • Inspect the ceiling and patch or replace damaged sections as required.
  • Choose and price a practical tiled floor.
  • Furnish with two compact leather couches, a coffee table, a Persian-style rug and one or two warm lamps.
  • Add black velvet curtains while keeping the room restrained and uncluttered.

Known numbers and open pricing

  • An owner-supplied Thai retail example shows sofas at ฿13,000, ฿18,900 and ฿23,000 each, supporting a ฿26,000–฿46,000 allowance for the pair.
  • This is a market benchmark, not a seller quote; confirm dimensions, upholstery material, availability, warranty and delivery before selection.
  • Tile area, substrate repairs, ceiling condition, curtain dimensions and furniture sourcing still need measurement and pricing.
04Parallel dry-space work

Bar room

฿26k–฿62k planning allowance · ฿39k target

Measured shelf-only build is the next practical win

This is a budget utility build first, then a seating package—not a fitted-cabinet project. Three current photos now document the existing timber frame, sink/plumbing and computer area. The overall L-shape is measured well enough to request a shelf-only quote while every individual bay and service obstruction is verified on site.

What is in the package

  • Keep the sink and existing working surfaces.
  • Use the recorded L-shaped envelope: 235 × 63 cm sink leg, 270 × 57 cm computer leg, approximately 100 cm high and 333 cm perpendicular wall to wall.
  • Remove countertop clutter and reuse the existing timber frame for mostly open sealed shelving below the bar, with a raised lowest shelf and removable plumbing/cable access.
  • Keep the TV in its existing left-wall position and fit two short load-rated bottle and glass shelves into the available wall to its right.
  • Use sealed natural timber, simple black brackets and warm focused shelf/task light instead of expensive cabinetry.
  • Fabricate four counter-height stools with warm-white steel frames, sealed natural-wood seats and the exact Hang Hound logo treatment.
  • Add two matching dining-height chairs and one compact café table only if the measured layout preserves refrigerator access and circulation.

Known numbers and open pricing

  • The ฿26,000–฿62,000 range is an owner planning allowance, not a fabricator or contractor quote.
  • The immediate shelf-only line remains a ฿5,000–฿14,000 allowance with an ฿8,000 target; it is not yet a fabricator quote.
  • Current Thai retail references place counter stools around ฿1,290–฿4,990 each and dining chairs around ฿750–฿2,890 each; the custom logo fabrication, prototypes and delivery still need quotations.
  • Confirm every post-to-post bay, clear underside height, sink/drain/water-line envelope, outlet and cable obstruction, support span, wall construction, refrigerator swing and six-seat circulation layout.
  • Price under-counter storage, wall shelves, lighting, four branded stools and the two-chair café set separately. The main-panel service-room storage wall belongs under Electrical & Media and must not be duplicated here.
05Release after dry & safe

DJ lounge and listening corner

฿125k–฿127k working project range

Most developed design package

The existing covered corner becomes a permanent DJ lounge. The architecture stays intact: black ceiling, glass room at left, open bathroom passage, two photography zones and the quarter-circle booth in the existing corner.

What is in the package

  • Build a warm-lit quarter-circle glass-block booth with a black countertop and concealed cable management.
  • Build two benches beneath the existing photograph positions with removable dark cushions and warm concealed light.
  • Wrap the real 90° corner with shallow white vintage-speaker display planes; cabinets stay flat to their respective walls.
  • Retain dark speaker drivers, use the exact Hang Hound logo in a small warm sign and keep the existing black ceiling.
  • Use UV overhead lighting with separate warm bench, booth, picture and sign lighting.
  • Prepare proper power and cable routes now; permanent PA equipment is a separate later purchase.

Known numbers and open pricing

  • The owner-supplied scope subtotal is about ฿115,000 plus ฿10,000–฿12,000 contingency.
  • Salvaged speakers target ฿10,000–฿15,000; Bangkok transport and preparation can add roughly ฿7,000–฿14,000 before mounting.
  • The team must measure the two wall planes, quarantine and inventory speakers, then design the final composition from the actual stock.
  • Permanent mains, subs and DJ monitors remain unpriced and excluded from this package.
06Parallel dry-space work

Lawn seating

฿13.45k–฿18.45k currently counted

Flexible and movable

The lawn needs inexpensive seating that can move around events and drainage, store easily and carry the Hang Hound identity without committing to permanent hardscape.

What is in the package

  • Order approximately 20 branded folding camping chairs.
  • Use five small side tables to form flexible seating clusters.
  • Keep the final arrangement clear of confirmed drainage discharge and wet areas.
  • Define a dry storage location so the chairs do not become another weather-damage problem.

Known numbers and open pricing

  • The owner-reported chair basis is ฿400–฿500 each, or ฿8,000–฿10,000 before tables, branding and storage.
  • Confirm the branding method, sample quality, delivery cost and weather resistance.
  • Chair storage remains unpriced.
07Release after dry & safe

Permanent gym

฿20k–฿53k currently counted

Three concept directions added · measured layout and projection test next

The former backroom becomes a permanent minimal gym with instructional video capability. The new concepts establish the exposed black ceiling, mirror plane, rubber floor, warm functional lighting, compact wall/bench storage and a possible frosted-glass rear-projection surface without turning the room into an equipment showroom.

What is in the package

  • Use the completed clear-out photos to inspect the exposed services, grid/framing and roof underside before choosing repairs or finishes.
  • Retain the metal beams/panels where structurally sound and paint the exposed ceiling black to match the DJ area.
  • Use warm functional track/perimeter lighting instead of rebuilding the old drop ceiling by default; price the pictured fixture density only after measurement.
  • Install a safety-backed mirror plane, targeted rubber floor, a simple low storage bench and load-rated wall racks.
  • Test the existing frosted glass as a rear-projection surface; if it performs adequately, add a concealed rear projector, simple audio, protected power/data and service access while preserving the workout sightline.
  • Keep a conventional 43-inch display as the counted fallback if the glass, throw distance, ambient light or rear access cannot support projection.
  • Begin with only mats, bands, adjustable weights or kettlebells, a medicine ball and one compact box/bench where the measured programme requires them.
  • Confirm safe outlets, lighting and media routes before installing finishes or equipment.

Known numbers and open pricing

  • The damaged material is removed, but the exposed ceiling area, substrate and metal condition still need measurement and inspection.
  • The rear-projection image is a concept, not proof that the existing frosted glass will work. Test glass diffusion, hotspotting, viewing angle, ambient light, image size, projector brightness, throw distance, rear clearance, heat/noise and image reversal.
  • Lighting layout, mirror size, rubber-floor area, bench length, rack fixings and initial equipment list still need measurement and pricing.
  • The currently counted ฿20,000–฿53,000 covers only simple fixture, conventional-display fallback, minimal-equipment and compact-storage allowances; the projector system, full pictured mirror, floor, lighting and custom storage are not yet a complete budget.
  • The room should not receive vulnerable permanent finishes until the water test and electrical inspection pass.

Cost position

What the totals do—and do not—mean.

Do not add every range and call it a quote. Some figures are partial allowances, and several major materials and furniture packages are still outside them.

Owner target฿503,000

The present planning target for prioritizing the renovation.

Current ceiling฿670,000

A warning threshold, not permission to spend.

Counted so far฿286,750

Only items with a recorded actual, a quote or a planning amount entered by James, now including the completed ฿5,500 clear-out and itemized Bar allowances; broader package ranges are not added to this subtotal, and missing work is not assumed to be free.

1

Measured quote first. Roof, gutters, electrical endpoints, fabrication and furniture need dimensions or schedules.

2

Separate labor and materials. A labor estimate does not become a complete project price.

3

Keep exclusions visible. Permanent PA, unselected furniture and unresolved roof systems stay outside totals until chosen.

4

Compare like with like. Contractor bids should return the same line items, exclusions, duration, deposit and warranty.

Next decisions

Turn the plan into comparable quotes.

  1. 01

Roof contractor: measured waterproofing, drainage, discharge and water-test proposal.

  2. 02

Electrician: circuit findings, endpoint count, labor, materials and future cable pathways.

  3. 03

Bar fabricator: verify each bay against the recorded L-shape and return a shelf-only price before any cabinet, seating or decorative work.

  4. 04

Gym survey: measure the mirror, rubber floor, bench, rack fixings, clear exercise zone and rear projector throw space; test the frosted glass before pricing the pictured build.

  5. 05

Supplier confirmations: lawn chairs, furniture, speakers, glass blocks, upholstery and lighting.
