Renovation roadmap

A dependency-led plan to make the venue dry and safe first, then build a small number of memorable, useful spaces with disciplined spending.

The critical path

Three stages. One clear release sequence.

Roof and electrical work protect every investment that follows. Parallel progress begins where the building can already stay dry.

01

Get dry

Stop water before vulnerable finishes

Protect the building, complete the roof and drainage system, then prove it with a documented water test.

02

Make safe

Repair and map electrical infrastructure

Inspect affected circuits, restore safe lighting and power, and install future cable pathways while ceilings are open.

03

Build character

Release guest-facing spaces in sequence

Advance the Glass Room, bar storage and lawn in parallel; release DJ and Gym finishes only after the protection gates pass.

Preliminary route only. A contractor must verify falls, connection points, capacity and safe discharge before construction.

Design direction

Old money means restrained, useful and deliberate.

Working concepts communicate character and layout. Final dimensions, materials and safety details remain subject to measurement and quotation.

DJ lounge / listening corner working concept

Signature corner

DJ lounge / listening corner

A white two-wall vintage-speaker composition, black ceiling, warm glass block and deliberate light—not a freestanding backdrop.

Glass Room working concept

Everyday lounge

Glass Room

Compact leather seating, a faded Persian-style rug, black velvet curtains and warm lamps in a minimal, old-money palette.

Behind the Bar working concept

Budget-permanent utility

Behind the Bar

Simple sealed timber, open shelves and clear worktops preserve the existing sink and avoid an expensive fitted-cabinet run.

Budget frame

What is counted—and what still needs a quote.

Preliminary counted ranges omit unknown or unmeasured work. A low subtotal never means missing work is free.

Minimal equipment, instructional media, mirror, storage and a black exposed-ceiling direction after dry-out and testing.

Presentation decision

Approve the order, then price the unknowns.

The immediate ask is not approval of a final construction total. It is agreement on the sequence and permission to collect comparable measured quotes for the first release packages.

  • Roof, drainage and water-test scope
  • Electrical inspection, endpoint schedule and materials
  • Measured fabrication and furniture packages
